Contingency Tracking
- Track Contract Deadlines – Monitor key dates like inspection, appraisal, loan approval, and closing to ensure timely completion.
- Inspection Coordination – Confirm that inspections (home, pest, etc.) are scheduled and completed within the contingency period.
- Appraisal Follow-Up – Ensure the appraisal is ordered, completed, and reviewed before the deadline.
- Loan Contingency Monitoring – Communicate with lenders to verify loan approval is progressing on schedule.
- Document Management – Collect and organize all contingency-related documents (reports, addenda, approvals).
- Alert & Reminder System – Send reminders to agents and clients about upcoming or expiring contingencies.
- Status Updates – Provide regular updates to all parties regarding contingency completions or issues.
Loan & Finance Coordination
- Confirm buyer completes loan application
- Confirm ordering, scheduling and completion of appraisal
- Follow up with lender on status of appraisal and overall progress of loan
- Confirm loan approval is on track
- Confirm Clear to Close and review closing disclosure/ALTA along with Agent approval
Closing Coordination
- Ensure title company has the compensation agreement prior to close
- Send a final closing update to the seller/buyer
- Order home warranty (if applicable)
- Ensure buyers have received utility info to set up prior to closing
